Responsibilities:

  • Oversee the daily operations and maintenance of retail and estate areas across both Semarang and Magelang projects.
  • Ensure the smooth functioning of all building systems including electrical, mechanical, plumbing, and HVAC.
  • Coordinate routine inspections, preventive maintenance, and prompt resolution of all facility issues.
  • Supervise and ensure performance of third-party vendors (security, housekeeping, landscape, MEP contractors).
  • Provide tenants and occupants with timely updates regarding outages, service disruptions, scheduled maintenance, and other operational notices.
  • Implement and monitor safety protocols, emergency response plans, and evacuation procedures.
  • Lead and train on-site response teams in assessing building conditions, shutting off utilities during emergencies, and reporting statuses to assembly point leaders.
  • Coordinate between engineering and hospitality functions to deliver a seamless and professional service experience to occupants and tenants.
  • Manage budget and cost control related to operations, maintenance, and vendor services.
  • Handle tenant concerns, complaints, and feedback professionally and ensure high satisfaction levels.
  • Conduct regular site visits and prepare operational reports for senior management.

Requirements:

  • Bachelor's degree (S1) from a reputable university in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related field.
  • Minimum 5 years of experience in property management, preferably in high-rise residential, retail, estate, or mixed-use developments.
  • Strong foundation in engineering practices combined with experience in hospitality or customer-facing environments.
  • Excellent problem-solving skills with a hands-on, proactive approach to building operations.
  • Outstanding communication skills in both Bahasa Indonesia and English (verbal and written).
  • Strong leadership and managerial abilities to oversee multi-disciplinary teams across two project locations.
  • Highly organized, detail-oriented, and capable of managing multiple tasks simultaneously.
  • Willingness and ability to travel regularly between Semarang and Magelang sites.
