Project Manager – Boarding Houses (Jakarta) & Villas (Bali)
Location: Jakarta (Office & Site) with travel to Ubud, Bali
Opportunity: Lead building and renovation projects for 20 boarding houses in Jakarta and 20 villas in Ubud, Bali.
Responsibilities:
Project Execution:
Maintain a project timeline, cost, and quality score above 97% of the target.
- Within the first week of each project: Prepare drawings (can be outsourced - Facade, shop drawing, structure), S-curve timeline, structural drawings, RAB (Cost Estimate), BOQ (Bill of Quantities), and manpower plan.
- Within the first two weeks of each project: Secure building permits and ensure material and manpower readiness.
- Conduct daily site surveys to monitor progress.
- Arrange weekly material purchases and storage.
- Ensure project completion (BAST - Handover Certificate) within 6 months.
Stakeholder Management:
Maintain excellent relationships with property owners, tenants, and the internal operations team.
- Limit complaints from owners and the Boarding House/Villa Operations Team to a maximum of one per project.
- Provide weekly meeting reports to the owner.
Continuous Improvement:
Identify and implement at least two improvements per month to reduce costs, shorten timelines, and enhance quality.
Qualifications:
- Bachelor's degree in Architecture or Civil Engineering.
- Minimum of 2 years of experience as a Project Manager, preferably within a construction company.
- Strong analytical and problem-solving abilities with a results-oriented approach.
- Excellent communication, interpersonal, and relationship-building skills.
