This individual is responsible for ensuring the mechanical, electrical, and plumbing (MEP) systems in the apartment and hotel areas function efficiently, reliably, and comply with the safety and comfort standards for the occupants
Planning Responsibilities
- Develop the annual work plan and Preventive Maintenance (PM) schedules for all MEP systems.
- Analyze Maintenance, Repair, and Overhaul (MRO) needs based on inspection reports and technician feedback.
- Evaluate system performance for energy efficiency and operational effectiveness.
- Formulate technical recommendations for system improvements and prepare required budget estimations.
- Analyze vendor reports and audit results related to MEP work execution.
- Maintain and manage up-to-date technical documentation (
as-built drawings
, equipment manuals,
log sheets
). - Prepare periodic evaluation reports and advise the Chief Engineer on MEP system status and required follow-up.
Execution Responsibilities
- Conduct routine inspections to ensure MEP systems comply with safety and occupant comfort standards.
- Supervise and monitor all maintenance and repair work performed by internal teams and external vendors.
- Ensure all MEP equipment complies with OHS (K3), environmental, and applicable technical regulations.
- Monitor utility consumption (electricity, water, fuel) to identify potential energy-saving opportunities.
- Handle technical complaints from residents/guests, collaborating with the operational team for timely resolution.
- Coordinate with relevant departments (Housekeeping, Front Office, Purchasing) to ensure seamless building operations.
- Report the current MEP system status, inspection findings, and maintenance actions to the Chief Engineer.
Qualifications
- Minimum D3 in Electrical Engineering / Mechanical Engineering.
- Able to understand the scope of work
- Proficient in understanding and monitoring the execution of MEP systems
- Able to coordinate with the team
