Role Overview

The Legal Operations Manager is responsible for overseeing legal operations, ensuring

regulatory compliance, and supporting Rukita's business activities with efficient legal

processes. This role requires a strong understanding and/or willing to understand the

property, leasing, corporate, and technology-related legal matters, combined with the

ability to streamline workflows, manage contracts, and mitigate legal risks across the

organization.

Key Responsibilities:

  • Legal Operations & Process Management

  • Develop, implement, and maintain legal policies, procedures, and standard

templates to improve efficiency and minimize risks.

  • Oversee contract lifecycle management (drafting, reviewing, negotiating, and

monitoring performance of tenancy agreements, vendor contracts, partnership

agreements, etc.).

  • Maintain accurate and up-to-date legal documentation, databases, and corporate

records.

  • Introduce legal technology tools to improve productivity and document control.

  • Business & Commercial Support

  • Provide day-to-day legal support to business units (leasing, operations, partnerships, HR, marketing, and product teams).

  • Review and advise on tenancy and landlord agreements, ensuring terms are favorable and legally compliant.
  • Support negotiations with landlords, vendors, and partners, balancing business objectives and legal protection.
  • Draft, review, and negotiate contracts relating to property management, service providers, and investment transactions.

  • Compliance & Risk Management

  • Monitor compliance with Indonesian laws and regulations relevant to property management, co-living, technology, and data protection.

  • Ensure compliance with corporate governance obligations (licenses, permits, reporting, statutory filings).
  • Identify, assess, and mitigate legal and operational risks.
  • Liaise with regulators, external counsel, and notaries when required.

  • Team & Stakeholder Collaboration

  • Work closely with finance, HR, operations, and product teams to ensure alignment of legal strategy with business goals.

  • Support dispute resolution, including landlord/tenant claims, vendor disputes, or regulatory issues.
  • Manage relationships with external law firms and service providers to ensure cost-effective legal services.
  • Provide training and guidance to staff on legal and compliance matters.

Qualifications & Requirements:

  • Bachelor of Law (S.H.) from a reputable university; Master's degree (LL.M.) or professional certification is a plus.
  • Licensed advocate (PERADI) preferred.
  • Minimum 5–7 years of legal experience, plus point if have experience in property management, real estate, hospitality, or tech/start-up environments.
  • Strong knowledge of Indonesian corporate law, contract law, property leasing, labor law, and compliance.
  • Experience in legal operations or process improvement is highly desirable.
  • Excellent drafting, negotiation, and communication skills in both Bahasa Indonesia and English.
  • Strong analytical, problem-solving, and project management skills.
  • Ability to work in a fast-paced, dynamic, and entrepreneurial environment.
